About the Project

Project Waterfall (Project) will lead in innovation, sustainability and economic development to deliver high-paying, skilled jobs to the Aurora area. At full capacity, the facility will employ 500 Coloradans with the average salary projected to be around $90,000.

The Project’s leadership has proposed to contribute millions of dollars to community investment programs shared between Adams County and the City of Aurora. The programs will support community issues, such as mental health, substance abuse, workforce development, housing, vocational and life skill training, among other critical community issues.

The Project is a proposed minimum of 600,000-square foot light manufacturing facility, two-story office building, ancillary support buildings, an associated parking area, and landscaping. The Project will be located on an approximately 150-acre parcel in the northeast quadrant of the future 48th Avenue and Harvest Road intersection.

The Project’s proposed light manufacturing process will produce fast-moving consumer packaged goods that are processed and packaged entirely within the facility.

Project construction is anticipated to begin later in 2024 and the Project’s initial facilities are expected to be completed by the end of 2026.

The facility’s ownership is committed to upholding environmental sustainability standards and reducing its operational impact on the environment. A few of the sustainability features include:

  • Advanced pollution control devices to reduce ozone-causing chemical emissions by more than 99 percent.
  • Efficient heating devices will be fitted with low-emissions burners and will be supplemented with energy-efficient heat pumps in the future to reduce emissions as well as energy use.
  • High efficiency filters to remove dust emissions.
  • Facility operations will be designed to minimize peak traffic impact to the community reducing the environmental impact of idling cars in traffic to the surrounding area.

Of the sites considered, this site allows facility leadership to deliver on its goal of minimizing its environmental footprint in comparison to other sites. It will also be less affected by severe weather due to our shifting climate.

Light manufacturing includes production, processing, and packaging of products for distribution which occur primarily inside a building and does not involve significant outdoor impacts such as storage, major truck traffic, or the potential to produce noise, dust, odor, smoke, heat, glare, vibrations, etc.

The Project consists of a $500+ million investment in the City of Aurora and Adams County communities. It will have significant impact on the economic development of the community by:

  • Being equipped with advanced pollution control devices to reduce ozone-causing chemical emissions by more than 99 percent.

  • Containing high-efficiency filters to remove dust emissions.
